We run a totally hands on approach to looking after your asset and income streams. As landlords ourselves, we understand the need for reduced void time and maximised income. When placing any tenant in your property, we apply a policy of thoroughly vetting all interested parties to ensure that all industry recognised safeguards and documentation are put in place to risk manage tenant placements.
We also cost control maintenance issues to reduce financial impacts should any element of the property fail in any way. Within the confines of controlling these costs, we use approved contractors to best ensure that any given job is rectified by a single visit.
Our set up and full management fees are fiercely competitive and we do not often get beaten by any competitor on fees and definitely never on service. We also do not charge ongoing fees throughout the tenancy as we generate long-term working relationships based upon fairness as opposed to ‘sting in the tail’ tactics. There is no VAT or hidden charges.
On our managed suite of services, we do not charge for contract renewals during tenancy or have hidden service charges for managing maintenance contractors. Everything we do is transparent and documented. We fully manage properties at no more than 10%.
In the event of tenants’ circumstances changing mid tenancy and problems occurring, we do not hide behind standard computer issued letters; we take a hands-on approach and will visit the tenants and place a quick pro-active solution.
Our service includes weekend and evening accessibility for both yourself and your tenant to have all property matters dealt with promptly and efficiently including, in the unlikely event, emergencies.
