We are here to help and guide you AND we are still available once you have moved in to assist with any queries. We will need to reference you and run background checks. This isn’t because we are being difficult; it is so the Landlord can access a suite of specialist insurance policies offered by the referencing company for the benefit of tenancy and property dependant on the referencing outcome. This is all wrapped up in legislation that we have to follow under our commitments to the property owner. Our fees for the set up of tenancies are very competitive with no VAT; An initial £200 secures any property subject to satisfactory referencing with remainder payable on the day you move in.

Furthermore, the set up costs include facility to reference one guarantor if needed. It is possible to have a second guarantor with an additional cost of £60.00 for the referencing. The only other costs will be a deposit equating to one month’s rent or the agreed amount (additional if agreed for pets) and the first month’s rent payment in cleared funds on the day you sign and move in. There are absolutely no additional fees or costs throughout the life of the tenancy. Unlike many of our competitors, we do not make unnecessary charges.
